Cogent Land identified an opportunity for a new settlement in a area of high housing need between Southend and Rochford, which is earmarked as a new growth location / settlement in the emerging Local Plan.

This is a clear desire for private and public sector partnership to deliver this new settlement which will deliver a significant quantum of their housing needs, along with truly affordable housing to address the housing crisis in South Essex. The proposed new settlement will be carefully designed and planned to ensure that it integrates with the existing community.

Cogent Land secured the options on the landholding and subsequently promoted the site through the Local Plan process.
