The site is situated on the junction of the A256 Haine Road and Manston Road to the west of the existing built up area of Ramsgate and approximately 2.5km from the town centre.

Cogent Land secured an option on the site and adopted two pronged approach in terms of maximising value –

Planning application – Outline planning permission was granted in 2016 for 785 dwellings on the site with reserved matters subsequently secured. The project secured funding from the Government Housing Infrastructure Fund.

Local Plan Promotion – In addition to the current Outline Consent a strong case for allocating the Site for an additional 150 dwellings has been put forward as part of the Local Plan consultation process. This promotion will continue through the Local Plan review.

The scheme is currently being built out by a national housebuilder.
