The site comprises an extension to the existing built up area of Ashby.

Cogent Land led on the promotion of the site on behalf of a consortium of national housebuilders.

The role of Cogent Land included securing an allocation of the site in the Ashby-de-la-Zouch Neighbourhood Plan which makes provision for 2,050 new houses on land north of Ashby de la Zouch (Money

Hill). Moreover, both the Local Plan and the Neighbourhood Plan make provision for 16 hectares of employment land at this location.

Cogent Land secured outline consent for 605 units in 2017 including a 60 unit extra care centre (C2), a new primary school (D1) and associated uses. The site is currently being built out by a national housebuilder.
